An agency that turns down listings, so you don’t waste your Saturdays.
Most agencies list whatever they’re given and let you work out whether you can buy it. We check every home first, publish what we found, and tell you when there’s a catch. Everything else — the tools, the guides, the Passport — is free and yours whether you buy through us or not.

Every property is vetted before it goes live.
A real person works through the same nine checks on every home — the price band, whether conditional offers are accepted, whether it's being sold by auction or set date of sale, the title, whether a bank will lend on it, insurance, consents, the building report and the LIM. You see the result on the listing, including anything that didn't pass.
When you buy through us, you get that completed check on the property.
Can you afford it, realistically?
- Price band
If a bank won't lend a first home buyer enough to reach the likely sale price, the listing wastes your Saturday.
Can you get finance on it?
With a 5–10% deposit you need finance and inspection conditions. No conditions means no realistic path to buy.
Auctions and set date of sale ask you to commit unconditionally. First home buyers rarely can.
Some titles make lenders nervous. We check the paperwork exists before we list it.
These are the features that get a loan declined after you've already paid for a builder's report.
No insurance means no lending. We check before you fall in love with the kitchen.
Is the paperwork honest?
Unconsented work becomes your problem the day you settle, and can hold up lending and insurance.
A report already done saves you hundreds of dollars and tells you what you're buying.
A LIM already on hand saves you time and money, and tells you what the council knows.
What gets listed
Homes where conditional offers are welcome, the title is one a bank will lend on, and finance is realistically achievable on a first home budget. All three, no exceptions.
What doesn't
Auction-only campaigns, titles or features a bank won't touch, or homes that only work if nothing goes wrong. A lovely home you can't get finance on is not a first home.
The numbers, before the emotion.
No sign-up needed. Save them to your Passport if you'd like to keep them.
We tell you the catch.
Hiding a cross-lease, a body corporate levy or unconsented work helps nobody. You'd find out eventually — usually after you'd paid for a builder's report.
