Stage 1
“Can I even do this?”

Done when: You know your rough budget and timeframe
Stage 2
“Where does the money come from?”
KiwiSaver, the 5% deposit route through a First Home Loan, a family guarantee, and a savings plan that holds.
Usually takes: 3 months – 3 years
Done when: Deposit path identified, KiwiSaver checked
Stage 3
“Will a bank say yes?”
Documents, clean bank statements, LVR and DTI, and a pre-approval in writing with the expiry date noted.
Usually takes: 2–6 weeks
Done when: You hold a pre-approval
Stage 4
“What should I actually buy?”
Your brief, your suburbs, title types, methods of sale, and ten open homes before you make any offer.
Usually takes: 1–6 months
Done when: Clear brief, and you're viewing properties
Stage 5
“How do I not stuff this up?”
Conditions, the LIM, the builder's report, your walk-away number, and your solicitor reading it before you sign.
Usually takes: 1–4 weeks
Done when: Offer accepted, conditions running
Stage 6
“What happens now?”
Insurance, loan documents, the KiwiSaver withdrawal, the pre-settlement inspection, and settlement day.
